Estimating app for painters
Painting is the trade where the estimate and the job diverge fastest, because almost none of the work you get paid for is the painting. It is the prep. A gallon covers about 350 square feet per coat, so the paint itself is arithmetic - and the lines that cost people money are never 'paint the walls'. They are the patching, the caulking, the masking and the second coat that the first walkthrough did not account for.
What gets left off painting estimates?
These are the four that cost money most often. None of them are pricing mistakes - they are lines that were never written down.
Prep is the job
Patching, sanding, caulking and priming routinely run longer than the finish coats. Estimates that carry one line for 'paint' and no line for prep are the ones that lose money, because the prep happened anyway - it just happened for free.
Coats, and who decided how many
A colour change over a dark wall is two coats minimum and often three. If the estimate does not name a coat count, the customer's assumption and yours will not match, and the conversation happens after the work.
Masking, covering and the furniture
Nobody writes a line for moving a sofa. Everybody moves the sofa. On an occupied interior repaint this is real hours and it is almost always absorbed.
Height and access
A stairwell wall and a hallway wall are the same square footage. One needs a ladder, staging and roughly double the time per square foot.
What do painters actually estimate?
The kind of line a painting estimate is actually made of. Each one is a separate item with its own labor and material, because a line that groups two things together is a line you can only argue about.
- Paint interior walls in living room, kitchen, and bedroom
- Repaint main room interior walls
- Stain front porch floor, steps, and railings
- Paint front exterior door
- Paint laundry room walls
- Paint bathroom walls
Most painters price in square feet of wall, but the labor driver is surface condition, not area. A 400 sq ft room in new construction and a 400 sq ft room with forty nail holes and a water stain are the same number in your spreadsheet and a full day apart in reality.
How BidWalk handles it
You walk the job and talk through it the way you would to an apprentice. BidWalk turns that into itemised lines with labor and material separated, each one marked with where its price came from - your own price book, or an AI estimate. You check every line and set the final number. It does not price the job for you. It makes sure you did not walk past anything.
Common questions
How do you estimate a paint job?
Measure the wall and ceiling area, then price the labor off surface condition rather than area alone. Add separate lines for prep, primer, coat count and access. Material is usually the smaller half - a gallon covers about 350 sq ft per coat, so paint cost is arithmetic once you know coats.
Should painters charge by square foot or by the room?
Square foot for large repeatable surfaces, by the room for occupied interiors. Room pricing quietly absorbs prep and furniture moving, which is why it holds up better on residential repaints.
What gets left off painting estimates most often?
Prep. Patching, caulking and priming take more hours than the finish coats on most repaints, and an estimate with a single 'paint' line has priced none of it.
