What gets left off remodelling estimates?

These are the four that cost money most often. None of them are pricing mistakes - they are lines that were never written down.

What is behind the wall

Galvanised supply, knob-and-tube, rot at the base of a shower wall. You cannot price it and you should not absorb it. The fix is an explicit exclusion and an hourly rate for what is found, written before the job rather than negotiated during it.

'While you're in there'

The single most expensive sentence in remodelling. Scope grows mid-job because the homeowner is standing in it every evening. Without a change-order process agreed up front, the growth is free.

Permits and inspection waiting time

Not the permit fee, which people remember. The days the job sits waiting on an inspector, which people do not.

Living in it

An occupied remodel means daily cleanup, protecting a route through the house, and working around someone's evening. It is not a line item anywhere and it is genuinely slower.

What do remodelers actually estimate?

The kind of line a remodelling estimate is actually made of. Each one is a separate item with its own labor and material, because a line that groups two things together is a line you can only argue about.

  • Convert bathtub to shower enclosure
  • Remove and replace shower pan mosaic tile floor to correct improper slope and drainage
  • Replace bathroom vanity cabinet
  • Demolish existing kitchen cabinets, appliances, countertops, and floor tile
  • Install double vanity sink
  • Remove existing windows for master bath addition

Remodel estimates are priced 'each' more than any other way, because the unit is the fixture or the room rather than the area. That works until a line like 'convert bathtub to shower enclosure' hides four trades inside one number.

Common questions

How do you estimate a remodel when you cannot see the scope?

Price what is visible, then write explicit exclusions for what is not, with an agreed hourly rate for discoveries. An estimate that silently assumes the subfloor is sound is an estimate that has priced a risk it did not name.

How much should I charge for a bathroom remodel?

It depends far more on what is behind the tile than on the tile. Price the visible scope properly, exclude the unknowns in writing, and give the homeowner a range for the discoveries rather than absorbing them into one number.

How do you handle change orders on a remodel?

Before the work, always. Once the crew is already doing it, you are asking for money for something the homeowner watched you start, which is a much harder conversation than the one you skipped.
